A public awards ceremony at the RealShare Healthcare Real Estate Conference in Scottsdale, Ariz., Dec. 3.

Best New Medical Office Building & Other Outpatient Facility (Less than 25,000 square feet)

The physicians of Carolina Orthopaedics desired a low-cost high quality alternative for outpatient surgery that would allow for better control over costs, staffing, scheduling and service offerings for patients. Securing a CON was a significant hurdle in accomplishing that, so getting the project from the concept phase to construction prior to expiration of that CON was a major and tangible success since there was no alternative. The list of milestones completed in less than six months which were necessary to make this possible included: completing a design for the new project site, obtaining site plan approval, engaging a contractor and pulling a permit for construction. The result is an outpatient surgery center designed to offer the highest level of patient experience with clinical outcomes to match. The culture created with the orthopaedic practice, surgery center and therapy in one building is patient-centric and aligns everyone’s goals to improve patient health.

Best New Medical Office Building & Other Outpatient Facility (25,000 to 49,999 square feet)

Rendina was able to overcome numerous challenges to deliver the project on time and within budget, including navigating the strict building codes in the community, bringing together multiple parties to share one vision, and building the facility to be one of the few medical office buildings in South Florida to be LEED certified silver. Rendina, having developed numerous medical office buildings in the market, knew how to navigate the challenges within the local municipality and immediately began meeting with the Town to share the vision for the project. Rendina also continually met with the donors, hospital administration, and the hospital Board to ensure that everyone was working in unison to achieve the goals and vision for the facility. Rendina also brought a general contractor and architect into the project team that had significant experience with state-of-the-art healthcare facilities and vast experience in the market, further ensuring that the vision would become a reality.


Canyon Vista Medical Office Building

Best New Medical Office Building & Other Outpatient Facility (50,000 to 99,999 square feet)

Rendina mobilized its full service development team and released the architect to begin design immediately upon selection by RegionalCare. Rendina also moved quickly to work with the local municipality to secure approvals on a fast track basis. Rendina closed a loan and began construction approximately three months after being selected as the development partner.

Rendina’s in-house design and construction executives worked closely with the hospital leadership to design the hospital spaces and Rendina’s in-house leasing team worked with independent physicians in the community to sign leases and bring the facility to over 90% occupancy at the time of completion.

The new medical office building was completed in just over 8 months and opened in conjunction with the opening of the brand new Canyon Vista Medical Center to provide high quality healthcare to the citizens of Cochise County.
