Bristol Health and Rendina Celebrate Grand Opening of Downtown Medical Care Center

BRISTOL, Conn.

City officials, staff from Bristol Health and representatives from Rendina Healthcare Real Estate gathered to celebrate the grand opening of Bristol Health’s new Medical Care Center (MCC), a 62,000-square-foot healthcare facility that will expand critical health services for the Bristol community. As a pioneer project in the revitalization of downtown Bristol, the new medical facility will pave the way for future development in the area, occupying a prominent site at the corner of Riverside Avenue and Main Street.



The MCC will be occupied by Bristol Health’s Multi-Specialty Group, providing the community with a range of crucial services, including cardiology, endocrinology and diabetes, neurology, orthopedics, rheumatology and urology.

Rendina Healthcare Real Estate, a leading national developer, partnered with the hospital as the developer of the $26 million MCC, and will own and manage the facility going forward.

Rendina President Explains the Advantages of Third-Party Ownership of Healthcare Real Estate

Steve Barry tells BOMA MOB conference crowd that working with a real estate partner can provide many advantages in terms of capital, compliance, real estate expertise, speed-to-market and more

There can certainly be valid reasons for hospitals and health systems to own their own medical office buildings (MOBs) and other outpatient real estate. But financial and competitive pressures, as well as the growing sophistication of the real estate and healthcare industries, make third-party development and ownership an increasingly viable option.

That’s according to Rendina President Steve Barry, who spoke May 2 at the 2019 Building Owners and Managers Association (BOMA) International Medical Office Buildings + Healthcare Real Estate Conference in Minneapolis.

Mr. Barry was part of a panel discussion titled, “Keeping Up with the Joneses: Maintaining and Managing Your Asset Base.” Other participants in the session included Steven Chyung, SVP Supply Chain and Real Estate, SCL Health; Lee Nester, Director of Real Estate and Asset Management, CaroMont Health; and the moderator, Kyle Arnold, Director, Real Estate, CBRE Inc.

Whether a health system is better served by leasing or owning its medical office space depends on the specific system and project location, Mr. Barry told the capacity crowd at the Minneapolis Hilton. But working with a third-party developer is often preferable if a system needs speed-to-market or if it has other capital needs.



He continued, “Sometimes it makes sense to partner with a third party – even if you’re not leasing the property. Sometimes it’s a joint venture with a third party. The health system realizes they don’t have to own 100 percent of everything to be effective at what they’re doing.”

As a developer, Mr. Barry said, he has the opportunity to see firsthand how a wide range of health systems approach the “lease vs. own” decision, and it has been his experience that “the philosophy of the system leadership and the financial strength of that system really drives that decision from the top down in many cases.”

Sometimes it makes sense to partner with a third party – even if you’re not leasing the property. Sometimes it’s a joint venture with a third party. The health system realizes they don’t have to own 100 percent of everything to be effective at what they’re doing.

But Mr. Barry noted that in some other industry sectors, such as technology, investors often “punish” companies that own real estate because it is viewed as a drag on earnings. So with the growing financial sophistication of both investors and the healthcare industry, he said, “I think it’s a matter a time before certain health systems start to gravitate more toward that model and start to look at the operational upside in their business rather than just trying to own all the real estate.”

Third-party developers can also help with more than just capital, Mr. Barry added. As ambulatory strategies and consumer demand for convenience continue to grow in importance, healthcare real estate firms can bring valuable tools and expertise in helping systems to identify optimal locations for their MOBs and other outpatient facilities. Working with third-party developers can also help health systems to mitigate the risk of rising construction costs, he said.

The argument is similar for decisions about monetizing existing MOBs, Mr. Barry noted.

“I think a lot of health systems are facing the issue of aging infrastructure and how do you try to maintain those facilities – and is it the best use of their capital?” he said. Older MOBs often suffer from deferred maintenance issues, he noted, and “all these different buckets of cost that really start to add up, and a hospital looks at that and they ask, ‘Is this the best use of our capital, or should we look to monetize?’ ”

In addition, selling their MOBs to third-party investors enables health systems to avoid the potential “compliance headache” they might face if they are leasing space to affiliated physicians, Mr. Barry said.

Rendina Completes North Alabama Medical Center Medical Office Building in Florence, Ala.

FLORENCE, Ala.

On the heels of the recently completed North Alabama Medical Center (NAMC) hospital campus in Florence, NAMC and Rendina Healthcare Real Estate are celebrating the grand opening of a 72,000 square foot medical office building (MOB) that is attached to the new hospital.

NAMC, part of LifePoint Health, is a 263-bed replacement hospital for Eliza Coffee Memorial Hospital in Florence, which is in northwestern Alabama, about 120 miles northwest of Birmingham.

Following the hospital’s official opening on Dec. 6, the new MOB officially opened and treated its first patients on Dec. 17, 2018.

The facility offers complementary services to those provided in the new medical center, and will build on the growing patient base already benefiting from the exceptional level of care provided by the new hospital. NAMC lab and imaging functions are also available in the new MOB, along with obstetrics, gynecology, and cardiology physician offices. The MOB will house a pharmacy available to the public, scheduled to open during the first quarter of 2019.

NAMC and North Alabama Bone & Joint Clinic (NAB&J) – a leading orthopedic group serving communities in Northern Alabama, Southern Tennessee and Northeastern Mississippi – are anchor tenants in the new medical building. NAB&J’s orthopaedic surgeons, rehabilitation specialists and physical therapists offer services including adult reconstructive surgery, sports medicine, hand and foot surgery, pediatrics, fracture care, and treatment of chronic pain.

The MOB was constructed by Rendina, a full-service developer of healthcare real estate headquartered in Jupiter, Fla., and as owners they will provide property management services.

Rendina Healthcare Real Estate has been named a Finalist in two categories for this year’s HREI Insights Awards™. The awards are presented by HREI, the nation’s first and only print and digital magazine entirely devoted to covering healthcare real estate (HRE) development, financing and investment. Held annually, the HREI Awards recognize facilities and individuals that represent high achievement in healthcare real estate development.

This marks the 11th time Rendina has been nominated for the HREI Insights Awards™. Previously, Rendina has been the winner of three awards, including HREI’s Lifetime Achievement Award for founder Bruce A. Rendina’s contributions to the HRE industry.

The Coral Springs Family Health Center officially opened its doors to the public in July of this year and has already served more than 14,000 patients. Thomas Biga, president of RWJBarnabas Health’s hospital division, recently authored an article for hfm magazine about using real estate monetization to finance facility upgrades. The article explores RWJBarnabas Health’s partnership with Rendina Healthcare Real Estate on the Clara Maass Medical Center campus in Belleville, N.J. By selling existing Clara Maass campus medical office buildings to Rendina, RWJBarnabas Health was able to help finance the construction of a new hospital lobby, medical office space and intensive care unit for Clara Maass.

In addition to providing affordable and accessible healthcare to the community, the project takes an important step in the renaissance of downtown Bristol, and will give forth to future development as the ACC attracts residents and generates renewed interest in selecting the area as the site for new retail and residential projects. Working with the Hospital and the City of Bristol to fully understand their vision, Rendina collaborated on a design that blends medical and retail architectural elements, represented by the glass and brick façade and use of natural light throughout – creating an inviting atmosphere that will include a café in the two-story atrium. The ACC is expected to open in late 2019.

Steve Barry Appointed President of Rendina Healthcare Real Estate

During his 14 years with Rendina, Steve has worked in nearly all areas of healthcare real estate, including development, leasing, and property management – and was previously the Executive Vice President of Business Development and Leasing.

As President of Rendina, Steve forms and maintains close relationships with leading health systems and physician groups nationwide – tailoring solutions for clients that focus on ambulatory strategy and market share growth. He also helps create and execute Rendina’s growth strategy for expansion into new markets, and forges relationships with consultants and real estate services firms.

Throughout his career, Steve has driven the development of more than 1 million square feet of outpatient facilities. In addition, as a member of the Health Care and Life Sciences Council (HCLSC) of the Urban Land Institute (ULI), Steve collaborates with industry leaders on matters related to investing, developing and operating acute care and specialty hospitals, medical office buildings, outpatient service centers, ambulatory surgery facilities, and life science/research facilities.

Before joining Rendina, Steve began his career with JPMorgan in New York after graduating with a finance degree from the University of Notre Dame.

The downtown construction site of Bristol Hospital’s new 62,000-square-foot Ambulatory Care Center (ACC) attracted staff from Bristol Hospital, Mayor Ellen Zoppo-Sassu, and executives from Rendina Healthcare Real Estate as they commemorated construction progress with a beam signing ceremony.

Flanked by towering steel girders forming the frame of what will soon be a state-of-the-art healthcare facility, Mary Lynn Gagnon, Executive Director of Bristol Hospital Development Foundation, led the event and introduced representatives speaking on behalf of the project.



The ACC is being built at the intersection of Main Street and Riverside Avenue in downtown. Bristol Hospital’s Multi-Specialty Group will occupy the building, offering a variety of crucial services, including cardiology, endocrinology and diabetes, neurology, orthopedics, rheumatology and urology.

In addition to providing affordable and accessible healthcare to the community, the construction progress of the ACC is acting as a catalyst for the growth and revitalization of downtown.

Rendina will own and manage the facility, which is expected to open in April of 2019.

Brian Cich Named Chief Operating Officer of Rendina Healthcare Real Estate

Rendina Healthcare Real Estate is pleased to announce that Brian Cich has been appointed Chief Operating Officer. As COO, Brian oversees all operations and development projects nationwide, in addition to helping create and manage Rendina’s strategic initiatives and partnerships.

In his new role, Brian will utilize his significant experience with all phases of project development, planning, land acquisition, zoning, permitting, development approvals, developments of regional impact, mixed-use developments, and condominium projects. Brian joined Rendina in 2005 and previously held the position of Executive Vice President of Construction & Development. Prior to joining Rendina, Brian was a partner at an Ohio law firm where his practice included real estate law, construction and development, and commercial loan transactions.

As a longtime executive with nearly 25 years of experience in real estate, Brian has contributed to several industry-leading publications. “Four criteria for selecting healthcare sites” and “Working with local authorities on building projects” both appeared in Health Facilities Management (HFM) magazine. Additionally, his article on “The do’s and don’ts of selecting a healthcare development site” was featured last year in Becker’s Hospital Review.

In addition to his role as COO, Brian organizes many of Rendina’s philanthropic and charitable endeavors in his role on the Rendina Cares Committee. Every year, Brian and his Rendina colleagues prepare and distribute meals locally with the Big Heart Brigade Thanksgiving Feast. He has been active in missions to Haiti and in the local area, and he and his wife helped to lead the marriage ministry at their church. Brian currently serves on the Board of Directors of Jupiter Christian School, MyClinic and the Abacoa Property Owners’ Assembly.
