Campbell Clinic and Rendina Announce Plans for Expansion

Germantown, Tennessee

Campbell Clinic has retained Rendina Healthcare Real Estate to be its representative in connection with the design, development and construction of a new facility on the clinic’s existing Germantown campus. Rendina is a national, full-service developer of healthcare real estate headquartered in Jupiter, Fla.

Preliminary plans call for the construction of a new four-story medical office building on a vacant 5-acre parcel immediately adjacent to the clinic’s current location at 1400 S. Germantown Road. The clinic purchased the property in 1992 and held it in reserve for future expansion.

The new facility is slated to include outpatient orthopaedic clinical space, expanded physical therapy and imaging suites and an ambulatory surgery center with eight operating rooms. An option to lease a portion of the new building to third-party tenants upon completion is also under development.

The facility will add approximately 120,000 square feet of new space to the Germantown campus at a cost expected to be near $30 million. The City of Germantown Planning Commission has approved the preliminary and final site plans.



In the coming months, Campbell Clinic will focus on finalizing building plans, completing the development team, seeking financing commitments, and gaining final requisite approvals from the City of Germantown and Shelby County in anticipation of commencing construction in mid-2018.

The clinic has partnered with Cushman & Wakefield | Commercial Advisors for the last several years in a strategic brokerage and advisory role for all clinic facilities as it has developed a comprehensive master plan for the future.

The clinic, which occupies 15 acres near the intersection of Wolf River Boulevard and Germantown Road in the city’s thriving medical corridor, currently comprises a 60,000 square foot clinic and a 12,000 square foot ambulatory surgery center. Campbell Clinic also operates four other clinics and an ambulatory surgery center in midtown Memphis.

“As the original anchor tenant of what has become a thriving Germantown medical district, Campbell Clinic has flourished in this office for a quarter-century,” says Campbell Clinic Chief of Staff Dr. Fred Azar. “In the early 1990s, our physicians blazed the trail to expand specialized medical services eastward in Shelby County. As the population has grown in our area, so has the need for quality orthopaedic care. This expansion will allow our organization to continue to grow to meet the demand while remaining a fixture in a very convenient location.”

The significance of the expansion paired with the aggressive timeline for completion makes the partnership with Rendina critical, according to Campbell Clinic CEO George Hernandez.

Bristol Hospital Selects Rendina to Develop Downtown Ambulatory Care Center

Bristol, CT

The intersection of Main Street and Riverside Avenue in downtown Bristol will be the future home of Bristol Hospital’s 60,000-gross-square-foot Ambulatory Care Center (ACC).

After receiving proposals from developers around the country, Jupiter, Fla.-based Rendina Healthcare Real Estate was selected to be the hospital’s partner to develop and manage the facility. The three-story ACC will be occupied by Bristol Hospital’s Multi-Specialty Group, offering a range of services including endocrinology, rheumatology, urology, cardiology, and a diabetic center.

The project will be part of an overall revitalization of downtown Bristol, a process Rendina has successfully navigated for other clients. Intended to fit seamlessly into the city’s vision for the new downtown, the ACC’s design marries retail and medical with an inviting brick and glass façade – leveraging natural light and creating a welcoming atmosphere that includes a café located in the two-story atrium. Rendina expects to break ground in late 2017.

Rendina and Clara Maass Medical Center Celebrate Grand Opening of 87,000-square-foot Expansion

Belleville, N.J.

Last month, representatives from Rendina Healthcare Real Estate joined Clara Maass Medical Center CEO Mary Ellen, hospital employees, and town officials to celebrate the grand opening of the 87,000 square foot medical office/ICU addition in Belleville.

The facility was developed by Rendina as part of its ongoing relationship with RWJBarnabas Health, New Jersey’s largest health system. Two years after breaking ground in early 2015, the new ICU addition opened to patients in April.

As the new front entrance to the hospital, the facility houses 43,000 square feet of Class-A physician office space and a state-of-the-art, 32-bed ICU, among other amenities.

Speaking at the ceremony, Hospital CEO Mary Ellen Clyne highlighted benefits the ambitious expansion will provide to the community.

Cleveland Clinic Partners with Rendina on Family Health Center

Jupiter, Fla

Cleveland Clinic and Rendina Healthcare Real Estate have broken ground on a new $32 million, 73,000-square-foot Family Health Center in Coral Springs, Fla.

Situated on a 5.25 acre site at the intersection of University Drive and Sawgrass Expressway, the three-story facility will be fully occupied by Cleveland Clinic and will feature clinical space, diagnostic imaging and an ambulatory surgery center.

The new Family Health Center is expected to open in 2018.

Cleveland Clinic selected Rendina after performing a national search for a real estate development partner for this project. The project will be developed under a joint venture between Cleveland Clinic and Rendina.

Barnabas Health Ambulatory Care Center Annex

Selected as a contender for “Best New Development of an MOB or Outpatient Facility (between 25,000 and 49,999 square feet),” the 41,000 square foot Barnabas Health Ambulatory Care Center Annex was developed by Rendina as an addition to the existing Ambulatory Center in Livingston, N.J. The Annex is the first of many new construction projects in the relationship between Rendina and RWJBarnabas Health, New Jersey’s largest health system. Services from the existing ACC have been relocated to the new Annex and are paired with custom-designed physician space.

Prior to the completion of the new Annex, the existing ACC was already a hallmark of outpatient care in New Jersey, performing more ambulatory surgery procedures than any other center in the state. Services include a breast cancer center, rehabilitation, an osteoporosis and metabolic bone disease center, imaging center, sports medicine institute, and the region’s only medically-based integrative medicine center – providing acupuncture, mind/body medicine, herbology and therapeutic massage.


Clara Maass Medical Center Campus

Best Renovated or Repurposed Healthcare Facility

Being considered for “Best Renovated or Repurposed Healthcare Facility” are three MOBs on the campus of Clara Maass Medical Center (CMMC) in Belleville, N.J. The three MOBs, totaling 128,006 square feet, were acquired by Rendina and immediately underwent extensive renovations. CMMC, an RWJBarnabas Health campus, looked to Rendina for a solution that would free up capital for the hospital, enhance the campus and community, and improve overall patient and physician satisfaction.

After acquiring the three MOBs from the hospital, Rendina transformed the dated facilities to modern healing environments by completely renovating all building common areas, including new lighting, flooring, ceiling tiles, paint along with new suite doors and building entry systems. Other interior improvements consisted of new signage and directories to improve way-finding, as well as art work and furniture to further improve the patient experience. Building systems were also enhanced, including new HVAC, roof replacements, and elevator cab modernization and mechanical upgrades. Improved handicap access via new ramps and parking also increased accessibility for patients.

Rendina’s dedication to improving the campus has translated into measureable success. Since taking ownership of the MOBs, occupancy has increased nearly 10 percent. More importantly, many physician groups have shifted from short term commitments to long-term leases on the campus. This long-term loyalty to the campus is a true benefit to the hospital and the improved conditions on campus are the driving force behind these new physician commitments. ‘Overall Satisfaction’ has increased 7 percent across the portfolio, according to a 2015 Kingsley Survey.

41,000 SF Outpatient Facility Opens in New Jersey

Rendina Healthcare Real Estate announces the completion and opening of a 41,000 square foot addition to the existing RWJBarnabas Health Ambulatory Care Center (ACC), in Livingston, an Essex County, N.J., community that is part of the New York Metropolitan Area.

Rendina will own and provide property management services to the new Annex. The project marks the first completed facility in a series of projects between the Florida-based developer and New Jersey’s largest health system, RWJBarnabas Health.

Services from the existing ACC have been relocated to the new Annex and are paired with custom-designed physician space.

The existing ACC is considered a hallmark of outpatient centers, providing a wide array of ambulatory surgery and diagnostic imaging procedures and also includes a healthcare concierge dedicated to patient satisfaction. Together with new facility addition, the ACC is one of the most sophisticated and full-service outpatient centers in New Jersey.

Winnie Fritz Appointed to Rendina Healthcare Real Estate’s Advisory Board

Rendina Healthcare Real Estate is pleased to announce the appointment Winnie Fritz its Advisory Board.

Winnie has held positions as a CEO, Chief Clinical Officer, and Chief Nursing Officer in a variety of U.S. and international hospitals and healthcare organizations including for-profit & non-profit care providers. She was recognized as a Chief Clinical Officer of the Year by Vanguard Health System.

Her experience also includes serving as the Director of International Operations for HCCA International where she worked in Europe, the Middle East, and Asia. She was employed by His Majesty King Hussein of Jordan as Dean of the School of Nursing, and later as a Network COO for a 28-hospital system. For her success in strategic and financial planning, along with hospital assessment, construction and renovation projects, she was awarded His Majesty’s Medal of Honor.

During her tenure as a U.S. Army Nurse, Winnie held leadership positions in the U.S., Thailand, and Vietnam where her commendations include the Bronze Star. She has taught at Georgetown University, University of Maryland, University of Nevada, Las Vegas, and University of Missouri – which honored her with an Alumna of the Year Award and its Lifetime Citation of Merit Award.

Winnie is currently the Sr. VP of Operations and Clinical Services for HCCA Management in Nashville, TN which provides organizational assessment; design; management; and “turn-around” services for international hospitals and health systems in Asia, the Middle East and Africa – improving their clinical, financial, and patient experience outcomes.


Clara Maass Medical Center Celebrates With Beam Signing Ceremony

A beam signing ceremony was held to commemorate another construction milestone of the new 87,000-square-foot expansion to Clara Maass Medical Center. Representatives from Barnabas Health, Rendina Healthcare Real Estate, and city officials gathered to celebrate this benchmark and sign a beam that was later integrated into the steel framework of the facility.

Once completed, the facility will become the new front entrance to the hospital, housing 43,000 square feet of Class-A physician office space and a state-of-the-art, 32-bed ICU, among other amenities.

Steve Barry, President of Rendina, is intimately familiar with the project and its future impact on the area’s residents.

The new ICU and medical office building are scheduled to open in early 2017.



Rendina’s Carolina Coast Surgery Center Wins 2015 HREI Insights Award™

Healthcare Real Estate Insights magazine (HREI) has named the Carolina Coast Surgery Center (CCSC) a winner of the 2015 HREI Insights Awards™.

Held annually, the awards recognize less than 10 facilities throughout the country that exemplify excellence in the areas of healthcare real estate development. The 22,000 square foot CCSC, located in Murrells Inlet, S.C., was named “Best New Medical Office Building or Other Outpatient Facilities of Less than 25,000 Square Feet.”



The CCSC officially opened its doors in June 2015. Developed by Rendina Healthcare Real Estate, the facility encompasses a surgery center on the ground floor with Carolina Orthopaedics and ATI Physical Therapy sharing the second floor. CCSC offers an array of services including comprehensive orthopaedics, pain management and physical therapy – a service mix designed to improve clinical outcomes, enhance patient satisfaction and effectively serve the population of Horry and Georgetown county residents.

Healthcare providers within CCSC utilize the most technologically advanced equipment in x-ray imaging and ultrasound, combined with effective alternatives to surgery through the comprehensive physical therapy services offered by Proaxis/ATI Therapy.

The awards ceremony was held at the RealShare Healthcare Real Estate conference in Scottsdale, Ariz., Dec. 3.
